The March Whatcom County market stats are here! 🎉 The numbers are a mixed bag for March 2023 across Whatcom County. We saw increases in the median sales price of 14.5% in Lynden and 3.4% in Blaine, while Ferndale and Bellingham saw decreases of about 11.5% from March of last year. The same pattern followed suit for the number of new listings to hit the market in March. There was a decrease of roughly 20% from March 2022 in the number of new listings in Bellingham and Ferndale, while Lynden and Blaine experienced an increase. Overall, there are still vastly more homes for sale in Whatcom County than there was this time last year. Ferndale had the smallest increase of 44.4% more homes for sale, while Bellingham had the largest increase of 174.4% more homes for sale than last year. With the increase in available homes for sale, there is also an increase in how long it takes for those homes to sell. It is not the buying frenzy we experienced last year. But the majority of sellers are getting what they are asking for. In Bellingham and Ferndale, the sales price was 100 percent of the listing price, and in Blaine and Lynden, the sales price was just barely shy of the list price at 99.1% in Blaine and 99.6% in Lynden. *************************************** #realestate #realestatemarket #whatcomcounty #realestatestatistics #bellingham #blaine #ferndale #lynden

💥MARKET UPDATE💥 Cash purchases are part of the local sales market, but the number of homes bought with 100% cash dropped slightly in 2022 compared to the previous year. In 2021, there were 773 cash purchases, compared to 765 in 2022. In Whatcom County, the overall number of home sales decreased by more than 10% from the previous year to 2,928 in 2022. The proportion of cash home buyers rose from 23% to 27%. Cash buyers are unaffected by interest rate fluctuations because they have either sold a comparable property or built up equity in a home. This allows them to purchase a home without taking out a loan.

Are you a trendsetter? One growing real estate trend that I’ve personally observed in Whatcom County is the purchase of mobile homes. Mobile homes are typically less expensive than traditionally constructed single family homes allowing more people the opportunity to become #homeowners. Is a mobile home considered “real property” you ask? Yes and no! When a mobile home is truly “mobile”, like a trailer for example, it is considered personal property and has a DOL title just like a car or a boat. Once the mobile home is permanently affixed to the land it can become real property, even if it’s on leased land through a process called title elimination. Title elimination is a multi-step process involving the Auditor’s Office to apply, the Treasurer’s Office to pay any applicable fees or taxes, the DOL to finalize the process and pay the fees required and obtain a Mobile Home Elimination Certificate, and the Assessor’s Office to add the title elimination to the property profile found on the real property search. January 2023 Market Stats are in! 🏠💥 2023 is starting out with notable increases in the number of homes for sale across Whatcom County. Ferndale saw an increase of 50%, while Lynden saw an increase in the number of homes for sale of over 300%! The number of homes sold in January decreased countywide, a contributing factor to the increase in inventory. Correlating with the growing available inventory is the DOM or Days on Market. The DOM has increased across Whatcom County, but don’t worry, this is to be expected during the winter months. We saw a mixed bag of median sales prices from a very slight decrease of 0.5% to $565,000 in Ferndale to an increase of 15.8% to $623,750 in Lynden. For most areas in Whatcom County, the housing market is still very strong, and with the increasing inventory levels, buyers have more options available to them. #marketstats #sterlingrealestategroup #homebuyer #bellinghamrealestate

Your Friday Market Update is here! 🏠💥 The median price of homes sold in Whatcom County slightly decreased in December. In December 2022 Whatcom County's median home price fell to $582,250 from November’s high of $618,000. Across the county, median home prices ranged from $635,000 in December 2022 in Bellingham, $685,000 in Ferndale, and $485,000 in Lynden. Even with decreasing prices, the number of properties sold in Whatcom County also declined about 10% in 2022 to 2,928, the lowest number of sales in the county since 2014. At the beginning of 2022, the 30-year fixed mortgage rate was 3%. By summer, the rate had risen to more than 5%. We also faced a notable inventory shortage in early 2022. These are the most likely culprits behind the decline in home sales volume. While these numbers may seem a bit unfavorable, the result of it all is a more balanced market with an appropriate number of available homes for sale. There are still plenty of people wanting to live in Whatcom County! It’s such a great place to live! And now that there’s more housing inventory and the 30-year mortgage rate has dipped somewhat to around 6.5%, we have a more balanced market. Ferndale had a notable increase in the median home price going from $495,500 in November to $685,000 in December. There was a dip in overall home sales in December across all of Whatcom County as many turn their attention to the holidays. It's the final Friday Market Update of the year and I wanted to make it a little different. 2022 Has been a WILD ride in the Whatcom County Real Estate Market. From the mad dash buying frenzy we experienced early in the year, to the multiple Federal interest rate increases causing buyers to take pause, to the lack of inventory, it seems like we had our work cut out for us. 🎢😵 But, we held strong, negotiated, went to bat, closed sales & got people into their new homes. 💁🏽‍♀️ Whatcom County is currently sitting with approximately twice the number of homes on the market at 711 versus a mere 358 at the lowest in late January this year. The inventory was steadily increasing up to 1107 in mid-August when it began to taper down at an equally steady rate. 🏠🏠 Median home prices in Whatcom County saw their peak in the first quarter of the year with a high of $619,475 in March for a single-family residence in Whatcom County. Quite a jump from the median price of $528,000 in January. We're currently at approximately $578,000 as the median price for a single-family residence.💰🏠 November 2022 between 6.5-7% for a 30-Year mortgage where it has remained near since. While those numbers are higher than what we have become accustomed to, if we take a step back and look at rates over the long term, they’re still below the historic average of 7.76%. Rate increases are intended to cool an economy that was on fire after rebounding from the recession of 2020. 📉📈 By late summer, the housing market did react to the increased rates as the housing market has shown signs of cooling. The decreasing sales prices and increasing inventory is the proof in the pudding of this! As we bid farewell to 2022, it is important to reflect upon the events that took place and learn what we can from them. Megan and her boyfriend wanted to purchase a house and thought they would be stuck buying a fixer-upper in Sudden Valley. They were looking when the market was incredible competitive and a Seller’s Market. We went up against multiple bids but after finding out what the Sellers' needs and concerns were, they accepted our offer even those it wasn’t the strongest. We were able to get them a craftsman in the Sunnyland neighborhood. I have a Whatcom County Real Estate Market Update for you! 💁‍♀️📈🏠📉🏠 Whatcom County's median home price dropped substantially last month, but statewide home prices decreased only marginally. In November, the median house price in Whatcom County was all over the map, from a high of $620,000 in Bellingham down to $495,500 in Ferndale. Whatcom County house prices were 1.8% lower in October 2022 compared to October 2021. Homes are on the market for an average of 32 days before being sold, compared to 8 days last year. The variance in median home prices was more than 6% lower in September than in March this year, with an average home value around $589k in September 2022. The November Market Stats are in! 💥📉🏠📈🏠💥 We are seeing a bit of movement in all directions it seems! Median sales prices have increased in Bellingham and Blaine while decreasing in Ferndale and Lynden. The quantity of available homes on the market has gone down across all areas of the county, which is usually par for the course during the Winter months. The days on market have decreased by about 40% in Bellingham going from 21 days on market in October to 13 days on market in November and in Blaine going down to 31 days on market in November from 53 days on market in October indicating that the homes on the market are selling faster than in the previous month in those areas. This is GREAT news for Sellers! However, we are not seeing the same in Ferndale and Lynden. The days on market increased have increased by approximately 30-50%, going from 36 days in October to 47 days on market in November in Lynden, and from 20 days on market in October up to 30 days on market in November in Ferndale. A mixed-use housing development called the Millworks Project will soon be built on waterfront land in Bellingham near the pump track. By the end of 2022, Phase I of the Millworks Project, led by the Whatcom Community Foundation, will begin construction. 👷🏽‍♂️🏗👷🏽‍♀️ The primary objective of the project is to provide more affordable housing, childcare, and increased access to employment and property ownership opportunities in our community. In the first phase, we are expecting to see an 83-unit multiple-story apartment complex with permanently affordable rental housing that Mercy Housing Northwest will be heading up. In addition to this, there will also be an early learning center the Whatcom Family YMCA will be operating. Phase I is expected to be completed and ready for move-ins by 2024. Phase II also includes a multi-story apartment complex with 80 units that will be affordable with the opportunity for ownership. Along with the apartment complex, Phase II will include a two-story local food production facility, and a rooftop event space and terrace. In observance of Veteran’s Day this Friday, I decided to do a Thursday Market Update! 💁‍♀️ 🏠📉🏠📈 According to data released by the Northwest Multiple Listing Service, in October house sales in Whatcom County were down roughly 30% from the same month last year. The figures show that the median price of homes sold in Whatcom County during October decreased a bit, about 2%, from $549,000 in October 2021 to $540,000 in October 2022. Much of the movement in sales is likely due to buyers waiting to see if interest rates and home prices will fall dramatically. Regarding interest rates, now may be appropriate for buyers and sellers to review financing strategies from previous markets. The October #marketstats are in! 🏠📈🏠📉 In October there was a county-wide increase in the number of homes for sale. We are now seeing between 2-3 months’ supply in Whatcom County. This is a massive increase from the two weeks or less we saw earlier this year. The increase in inventory is most likely a result of notably fewer offers and closed sales across the county. The increased Federal rate has most certainly played a role in that! To stand out from the increased competition, Sellers have been reducing prices in most areas of Whatcom County. The reduced prices make it more accessible for Buyers facing increased mortgage rates. The increase in available homes for sale and declining sales prices are resulting in more affordable options for prospective buyers to choose from. 💥 It's The Friday Market Update 💥 Often, it’s a cause for celebration when our city makes the “Top 3” of any National list. This may not be the case here. Or is it? 🤷🏼‍♀️❓ According to a national study conducted by a global property information and analytics provider, Bellingham is the No. 3 market at risk of home price decline. The study released its Home Price Index and Home Price Index Forecast for August 2022, revealing that year-over-year home price growth slowed in August for the fourth month in a row. The study included Bellingham, which is expected to have the third-highest risk of home price decline in the next year, trailing only to Crestview-Fort Walton Beach-Destin, Florida, and Bremerton-Silverdale, Washington. Bellingham has a "very high" chance of price drops, with a probability of more than 70%. According to recent reports, home prices in Bellingham dropped by $64,000 between September 12 and September 19 this year. Home prices in the country increased 13.5% year over year in August compared to August 2021, extending their 127-month streak of annual gains. According to the study, home prices fell 0.7% between July and August 2022. The analytics firm that conducted the study expects home price gains to slow to 3.2% by August 2023, down from 13.5% in August 2022. It's the Friday Market Update! 🎉🏠📈📉🏠 Whatcom County saw a 20% decrease in home sales in the third quarter of 2022 compared to the same period in 2021. Rising mortgage rates are most likely to blame for the drop in numbers. The average 30-year mortgage rate is now around 6.7%, up from 3.3% at the beginning of the year. The median price of Whatcom County homes is beginning to fall. The third-quarter median price of homes sold in Whatcom County was $599,000, 7.7% higher than the same period last year but 7.7% lower than the second quarter of 2022. We are continuing to see a gradual increase in inventory. In February this year, we had the lowest months' supply we’ve seen in years at only about 2 weeks. By the end of September, the months' supply has reached two and a half months. With the increase in available homes, Buyers have more to choose from. There are fewer bidding wars and more offers under the listing price. Consequently, it is taking longer for homes to sell. All the more reason to make sure you have a skilled negotiator by your side. 😉💁‍♀️ For several years, home values have been climbing in Whatcom County at an unprecedented rate. Since July 2022 the median price has started to decline and is relatively close to what it was this time last year, but still notably higher than in previous years. However, we are seeing an increase in the number of closed sales. With the recent increase in interest rates, it is taking a bit longer for Sellers to accept offers, which is reflected in the increased number of days on market over the previous months. YOUR FRIDAY MARKET UPDATE IS HERE! 🏠📉📈📊🏡 We have been seeing rise after rise in sales prices in Whatcom County over the past few years. Currently, the numbers have stabilized a bit from earlier this year with more recent price reductions, but prices are still notably higher than they were just last year. Recently, the US Census released an estimate from the 2021 American Community Survey that the number of homes valued at over $1 million dollars has doubled in Whatcom County since 2019. There are nearly 4,200 owner-occupied homes in Whatcom County valued at $1 million or more, and over 700 homes worth at least $2 million. To bring more scope to that, less than half of Whatcom County owner-occupied homes are valued at less than $500,000 and approximately 43% are valued between $500,000 and $999,999. Buyers will have to become savvier and more creative in their means to purchase a home with affordability continuing to be a challenge, particularly for the First Time Buyer. With the continuing rise in home values, more owner-occupied homes are quickly becoming renter occupied as owners choose to turn their homes into rental properties as opposed to selling. This could be a factor in the inventory shortages of homes for sale, albeit positively contributing to the number of available rental properties in Whatcom County. 💥 FRIDAY MARKET UPDATE! 💥 Whatcom County home sales slowed in August, but prices haven't fallen in comparison to what they were a year ago. In Whatcom County, local real estate agents sold 332 houses and condominiums in August. Down over 11% from this time last year, but up roughly 16% from this past July. While sales volume dropped in August, the median price increased over the previous year. In August, the median price of a home sold was $577,125, a 5.2% increase over August 2021. Even though the median sale prices have increased, the rate of increase has slowed compared to earlier this year. This is causing current sellers to lower their list prices, but not below what they would have received a year ago. While sales have slowed, available inventory has taken its time to accumulate. Whatcom County's inventory level in August was 2.2 months. While this is significantly better than the 2–3 week inventory that existed when the market was really hot, it is still less than the July 2022 total of 2.6 months. The upcoming change in seasons is another factor in the inventory shortage as home sales generally slow down during the Fall and Winter months; those thinking of selling will typically wait until Spring to list. The lack of inventory, combined with higher interest rates and prices, presents a challenge for many buyers, particularly first-time buyers. This trickles down to a continuing demand for rental properties in Whatcom County. Friday M A R K E T U P D A T E !!! 🎉🏠📈💥 Recession is on everyone's mind these days. Many of us recall the 2008 housing crash vividly. We either felt the financial pinch ourselves or saw others struggle to make their mortgage payments. Approximately 45% of home sellers believe the housing market will crash in 2022. Fears are growing as record-high home prices make more consumers concerned that the market is overheating. Most leading housing economists agree that the market is not in a bubble. Today's market is vastly different from that of 2008. For one thing, rather than a housing surplus, the country is facing a severe inventory shortage as a result of years of underproduction by homebuilders. The country is about 3 million homes short of meeting buyer demand. Housing inventory will most likely remain a problem for many years to come. In addition to that, lenders and regulators do not want to repeat the mistake of lending to people who are unable to repay their mortgages. Even though we are experiencing a housing inventory shortage, higher mortgage rates, and reduced affordability, people still want to buy houses. Why is that? Real estate can act as an inflation hedge. Locking in a fixed-rate mortgage now will protect homeowners from future price increases in real estate. Such an opportunity does not exist when renting, and rental prices have risen dramatically in recent years. Furthermore, renting does not allow you to accumulate equity. Housing dynamics remain strong, even as the double-digit price increases we've become accustomed to begin to slow. The National Association of Realtors predicts that price growth will slow to about 5% or 6% by the end of the year. Rising interest rates and buyer fatigue from bidding wars have caused the market to stabilize and return to near-normal levels, but the market continues to favor home sellers. Buyers could see some benefits from both home sale prices continuing to decline and further recession fears if they cause mortgage rates to drop any further. Now that demand has leveled off a bit, the housing market appears to be settling into a more balanced ebb and flow. We are seeing a month's supply of inventory now whereas we have only seen 2 weeks in the past couple of years. Typically, in a healthy market, we see anywhere from 4-7 months' supply for reference.
